This Residential Lease Agreement ("Agreement") is made effective as of June 25, 2026, by and between Northwind Studio LLC, located at 14 Riverside Ave, Austin, TX 78701 (the "Landlord"), and Jordan Avery, located at 220 Birchwood Lane, Austin, TX 78702 (the "Tenant"). The Landlord and Tenant may each be referred to as a "Party" and collectively as the "Parties."
The Landlord agrees to rent to the Tenant the residential property located at 482 Maple Street, Apt 3B, Austin, TX 78704 (the "Premises"), for use as a private residence only.
This lease begins on July 1, 2026 and ends on June 30, 2027, unless renewed or terminated earlier under the terms of this Agreement.
The Tenant agrees to pay rent of $1,450, due on the 1st of each month. Late payments may be subject to a reasonable late fee as permitted by local law.
The Tenant shall pay a security deposit of $1,450 prior to move-in, to be held by the Landlord and returned in accordance with applicable law, less any lawful deductions for damages beyond normal wear and tear.
The Tenant shall use the Premises solely as a private residence, shall comply with all applicable laws and building rules, and shall not sublet the Premises without the Landlord’s prior written consent.
The Landlord shall maintain the Premises in habitable condition. The Tenant shall promptly notify the Landlord of any needed repairs and shall be responsible for damage caused by the Tenant’s negligence or misuse.
Either Party may terminate a month-to-month tenancy with written notice as required by local law. For a fixed term, early termination shall be subject to applicable law and any terms agreed separately by the Parties.
This Agreement constitutes the entire understanding between the Parties with respect to its subject matter and supersedes all prior discussions, agreements, or representations, whether written or oral. This Agreement may only be amended in a writing signed by both Parties.
This Agreement shall be governed by and construed in accordance with the laws of Texas, USA, without regard to its conflict of law principles.
If any provision of this Agreement is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary, and the remaining provisions of this Agreement shall remain in full force and effect.
